How Often Should A Roof Be Inspected in Canberra?

If you’ve never thought about having your roof inspected, you’re not alone. Most Canberra homeowners only call roofer when something has already gone wrong – a leak has appeared, tiles are visibly cracked, or water stains are showing up on the ceiling. By that point, what could have been straightforward maintenance job has often turned into a more involved and more expensive repair. 

The question of how often a roof should be inspected doesn’t have a single answer that applies to every home. It depends on the age of your roof, the material it’s made from, what it’s been through and whether it’s had any professional attention in recent years. This post breaks it down so you know exactly where you roof sits and how often it should be checked. 

The short answer.

For most Canberra homes, a professional roof inspection every one to two years is the right baseline. Older roofs, roofs that haven’t been maintained or roofs that have been through significant weather events should be inspected more frequently – ideally annually or after any major storm. If your roof is relatively new, well-maintained and hasn’t had any issues, every two years is reasonable. But given Canberra’s climate – which we’ll get into below – erring toward annual inspections is rarely a bad decision. 

Why Canberra's Climate makes regular inspections more important

Canberra’s weather is harder on roofs than most Australian cities. The ACT experiences genuine four-season extremes: sub-zero winter temperatures with heavy frosts, hot dry summers where roof surfaces regularly exceed 60 degrees and significant temperature swings between day and night that cause roofing materials to expand and contract repeatedly.

This thermal movement puts consistent stress on mortar, pointing compound, flashing sealants and tile surfaces over time. What looks fine in autumn can deteriorate significantly over a Canberra winter, particularly along the ridge line where ridge capping mortar is most exposed.

Canberra also experiences more frequent and more severe hail events than many people realise. Under 10 years old – A relatively new roof in good condition can generally be inspected every two years, provided it hasn’t been through any significant storm events. The main things to monitor at this stage are flashing integrity and gutter condition rather than the tiles or sheeting themselves. 

10-20 years old – Annual inspections become more important in this range. This is when pointing compound begins to deteriorate, ridge capping mortar starts to crack and the first signs of tile wear or coating break down tend to appear. Catching there early is significantly cheaper than dealing with consequences of water ingress.

20-30 years old – At this age, annual inspections are strongly recommended. Roofs in this range often have multiple issues developing simultaneously – deteriorating sarking, loose ridge raps, failing flashing and tiles that are becoming porous. An inspection each year lets you manage these progressively rather than facing a large repair bill when several things fail at once. 

30 years and older – Roofs in this age bracket should be inspected annually without exception and more frequently if there are any signs of problem. At this point, the question of restoration versus replacement may also be on the table, regular professional assessments help you make that decision at the right time than in a crisis. 

When you should get an inspection regardless of schedule

Beyond your regular inspection cycle, there are specific situations that warrant a professional roof inspection regardless of when the last one was: 

After a hail storm or high wind event – Canberra’s storm season can cause damage that isn’t visible from the ground. A post-storm inspection is one of the most important inspections you can have, particularly if you’re planning to make an insurance claim. 

Before buying a property – A pre-purchase roof inspection gives you an accurate picture of the roof’s condition before you commit to a purchase. It can reveal issues that aren’t disclosed in a standard building inspections and gives you grounds to negotiate if work is needed.

If you notice water stains on your ceiling – Water stains almost always indicate a roof issue, but the source is rarely directly above where the stain appears. A professional inspection traces the water back to its actual entry point rather than guessing. 

Before and after major renovation work – If you’re adding a room, installing solar panels or doing any work that involves penetrating or working near the roof, an inspection before and after protects you from unrelated pre-existing issues being attributed to the renovation.

If your roof hasn’t been inspected in more than two years – If you genuinely can’t remember the last time a professional looked at your roof, that’s reason enough to book one. 

What a professional roof inspection actually covers

A thorough roof inspection goes well beyond a visual check from the ground. A professional roofer should be physically accessing the roof and checking:

  • The condition of all tiles or roof sheeting, including cracked, slipped or porous tiles
  • Ridge capping mortar and pointing for cracking, shrinkage or separation
  • All flashing around chimneys, skylights, vents and roof joins
  • Gutters and downpipes for blockages, sagging or damage
  • The condition of the sarking and any visible roof structure from accessible entry points
  • Any signs of moss, lichen or biological growth that hold moisture against the roof surface

At the end of the inspection, you should receive a clear verbal or written summary of what was found, what needs attention now and what can be monitored over time. A good inspector won’t recommend unnecessary work – their job is to give you an accurate picture so you can make an informed decsion.
